Opening for Pre-Construction / SR. Estimator
Overview
Position involves managing the complete life cycle of project
estimating, bidding and proposal development from initial receipt
of RFP/ITB from Owners, to final award and hand-off to Construction
team.
Role includes working with other in-house estimators in developing
detailed conceptual estimates for multiple commercial, light
industrial and high-tech manufacturing design-build projects as
well as managing multiple "Plan & Spec" competitive and technical
bids for various types of commercial projects. Project sizes may
vary from $100k up to $40M, with the majority of the projects
ranging from $500k to $7M.
For turn-key design-build projects, the position requires direct
interface and collaboration with Gordon Prill in-house Architects,
Engineers and Project Managers while developing detailed project
requirements, detailed scope of work and project cost estimates for
all disciplines of work.
For competitive bid projects, one must be able to manage
competitive bid from the initial bid walk, through to submission of
final bid or proposal. Must be capable of reading and thoroughly
understanding all plans and specifications, bid instructions,
contract documents and related Bid Documents and developing full
technical and business proposal.

Develop detailed Estimates based on conceptual or schematic
information
Competently manage competitive "Plan and Specification" Bids from
'cradle to grave'
Write full technical proposals including:Project Understanding &
Approach
Schedule Management
Cost Management thru project life cycle
Risk Management
List of Qualifications / Assumptions / Clarifications
Completion of Pre-bid certs & forms
Subcontractor Pre-Qualification
Small / Disadvantaged Business plans
Build, manage and maintain Procore Bid Tool Database system
Possess good knowledge and understand of all Bid Documents
including ITB, Bid Instructions, Plans, Specifications, Div. 1
requirements, General Condition & contract requirements, and be
able to accurately interpret project requirements
Develop Rough Order Magnitude (ROM) Estimates based on conceptual
or schematic information
Possess thorough knowledge and understanding of all CSI
divisions
Able to perform accurate and detailed quantity take-offs and
pricing for all CSI divisions
Comfortable in take-off and pricing by detailed units, assemblies,
systems or square footage
Proficient is MS Excel and Office
Able to manage multiple estimates and bids at the same time
Comfortable working in a fast paced, dynamic work environment
Comfortable working either collaboratively or independently
Able to productively work with in-house Estimators, Designers,
Architects, Engineers and Project Managers
Must be detail oriented, organized and have good communication
skills both verbally and written
Able to issue Bid Documents for Subcontract bid solicitation and
accurately disseminate and manage all bid information
Develop, review and complete Pre-Bid checklist and scope for all
bids and propels to ensure:All documents are properly accounted
for, understood and disseminated or properly assigned in-house and
externally
All in-house bid day deliverables are prepared
Subcontractor bid participation is monitored and tracked
All scopes are covered with multiple subcontractor bids
Track and manage all subcontractor bid solicitations, intent to
bid, bid RFIs
Prepare detailed scope of work package for all sub-trades to be
utilized in subcontractor bid analysis
Receive, review, and perform critical analysis and determine "best
value" for subcontractor bids and scopes
Assist in development of formal power point presentations and
interviews with Clients of prospective projects
Participate in pre-award formal presentations, interviews and
Q&A sessions with Clients for prospective projects
Determine potential at-risk bid items, holds, allowances,
contingencies
Maintain database of prequalified subcontractors
Minimum Requirements:
BS in Construction Management, Engineering or similar
discipline
Minimum of 5 years' experience in fulltime estimating & Project
Management position in the construction industry
Good working knowledge and experience with Microsoft XL, MS Office
Suite, MS Project
Additional Preferred Requirements:
Good working knowledge and experience with Timberline Estimating
Software
Working knowledge of Procore Construction Management Software
Practical project management or other construction field experience
in commercial construction
Business Development and Network skills and resources
Emphasis toward mechanical and electrical systems a plus
