    Turner & Townsend are seeking the ideal Project Analyst to work with our San Francisco Bay area real estate construction team and support a key technology client with large-scale corporate office construction projects. The Project Analyst will organize components of projects for internal and external parties. Under the leadership of the Project Controls Manager / Cost Manager, the Process Analyst's duties will include reviewing costs, coordination of schedules and activities, tracking progress, and reporting results.

      Turner & Townsend are seeking a Central Services Lead to drive the PMO function for a large-scale corporate real estate development program.

      The ideal candidate is a passionate program manager who thrives on innovation and process improvement. The successful candidate will have a variety of cross sector experience (construction, tech, engineering, operations and marketing, etc.). Ideally you have experience in data and technology, stakeholder management, strategy development, leadership, change management, continuous improvement, organizational strategy and operating model implementation, program controls and commercial management.

      Primary Responsibilities Include
      • Continual development of central & district controls strategy and operations.
      • Implementation of agreed-upon key performance indicators.
      • Identification and implementation of initiatives, innovation and efficiency opportunities agreed with project controls group leadership.
      • Operational review, revision and (where necessary) implementation of project controls related governance processes.
      • Support the annual capital and operation expenditure planning processes.
      • Liaison with Finance, Compliance, Legal, Development Executives, District Leads and other client stakeholders to develop and implement Controls strategies.
      • Operational expenditure (OpEx) budget management.
      • Ownership & continued development of Project Controls Group Processes, Guidelines & Templates.
      • Implementation of controls-related training.
      • Develop communications to leadership and partner organizations for Project and Program controls initiatives.
      • Support client District Leads as required, and support the strategy for controls adoption at master planning level.
      • Management of the central services team, which also incorporates the project accounting, data integration (BI - Business Intelligence) teams.
      • Working closely with various disciplines in project delivery and project controls teams to ensure projects are delivered safely and predictably on time and within budget, and timely and accurate cost and schedule data is obtained to inform data-driven decisions to improve portfolio and program performance.
      • Ad-hoc duties as required by Project Controls Group Leadership.
        Support In Following Initiatives

        Role priorities to be agreed on a periodic (approx. quarterly) basis between the Central Services Lead and Project Controls Group Leadership, to incorporate:
        • Implementation of an integrated master schedule.
        • Coordination of the monthly PCG (Project Controls Group) reporting cycle.
        • Coordination of the project funding procedure.
        • Continued development of PCG Processes, Guidelines and Templates.
        • Development & update of PCG sections of program website.
        • Maintenance of the capital plan.
        • Providing training and trouble-shooting support to project team members.
        • Ad-hoc duties as required by Leadership.
          Qualifications
          • Candidate should be skilled in portfolio, program and project management and have a minimum of 7 years of experience in the Construction industry.
          • Experience in building and leading high performing teams is essential.
          • Experience working in a project controls leadership position for a portfolio of construction projects is essential.
          • Understanding of best practice relating to the delivery of a major construction program is preferred.
          • Excellent collaboration and communication skills are required.
          • Contract administration experience preferred.
          • Familiarity with portfolio and program management industry best practice.
          • Some cost engineering and scheduling and planning knowledge would be preferable.
          • Experience of delivering a combined capex and opex construction portfolio is preferred.
            Education
            • BS Degree in Engineering or Business or related field; or demonstrated equivalent and related experience.
            • Relevant accreditation or certifications (example: AACE, RICS, PRINCE2, MSP) is preferred.
            • OSHA certification is desirable but not essential.
            • Degree in engineering, architecture or construction preferred.
            • Experience creating data visualization tools preferred (eg Tableau, Google Data Studio)
            • Tech proficiency and advanced application of Microsoft Office and Google Suite Applications.
            • Strong interpersonal, communication, and problem resolution skills with demonstrated. Ability to communicate with people at all levels of the organization.
            • Proactive, action-oriented and excellent organization skills with demonstrated ability to multitask.
            • Excellent report writing and presentation skills.
            • Excellent verbal and written communication skills, including documentation.
            • The tenacity and drive to inject value and create solutions.
            • Develops good working relationships with project team.
            • Good organization skills, ability to multi-task, and be a team player.
            • Ability to commute or travel if required.
