Job Description:

Seeking a project leader to join a growing team responsible for renovating historic hangars and
launching a design-build execution program for new development on a decommissioned military
facility in Mountain View, CA. This position will require the oversight of a team of project
managers to ensure successful execution that exceeds the client's expectations for unique and
high-profile projects in the heart of Silicon Valley for an amazing client.

ESSENTIAL DUTIES AND RESPONSIBILITIES This director level role will be responsible for the successful oversight and execution of all active
projects in the design and construction phase. They will have about 5 direct reports and lead a
team currently consisting of one project lead who oversees two PMs and four additional project
managers who are individually responsible for one or more projects each. In 2021 the team will
have approximately 2 projects in closeout, 4 projects progressing through the design phase, and
about 5 projects kicking off concept design. The total managed spend by the team in 2021 will
be over $100M.
The candidate will be joining a fun, hard-working team of 14 consisting of a senior director,
project managers, an operations manager, an environmental planner, a permitting liaison, and
project coordinators, The team has a culture of collaboration and support, therefore team
players with a positive, can-do attitude are desired.
In this role the candidate would be responsible for client management associated with all
aspects of successful project execution. They will coach their PM staff while exercising servant
leadership techniques. The director will be responsible for planning and developing strategic
procurement strategies that align with the client's procurement best practices. They will monitor
the PMs projects to ensure compliance with set process, standards, and industry best practices
relating to construction project management. The director will monitor major project risks and
make sure PMs are taking appropriate actions to mitigate risks. The right candidate will be able
to think strategically and at a high level, but also make sufficient time to understand the details
and in some cases jump in to support projects if a need arises. The director is also responsible
for managing all issues that get escalated within their team. They will need to be able to
prepare and deliver presentations to report out on various elements of projects and will be
ultimately responsible for successful outcomes. QUALIFICATIONS
--- 15+ years of steadily increasing professional experience in the construction industry with
at least 6 years in a role as an owner's representative or at least 10 years as a project
manager with a history of steadily increasing responsibilities.
--- 3-4 years experience managing or overseeing the delivery of $300M+ programs or
--- Has supervised at least four direct reports in the past and helped mentor others in their
professional development.
--- Able to direct a project management team and hold them accountable
--- Can create a work environment with strong team spirit, timely and effective
communications, and appropriate sense of urgency to deliver on commitments
--- Inspire, motivate, and support the project management team to ensure on schedule and
on budget delivery of projects.
--- Able to communicate job expectations; planning, monitoring, and appraising job results;
coaching, developing, coordinating, and enforcing systems, policies, and procedures.
--- A great team player who brings out the best in teammates and has experience keeping a
diverse stakeholders working together toward project objectives.
--- Design-Build Institute of America (DBIA) certification is highly desirable. Experience in a
design build delivery model is required.
--- Certified Construction Manager (CCM), Project Management Professional (PMP),
Professional Engineer (PE), or AIA licensure are highly desirable.
--- Background in Architecture, Engineering, or Construction Management required.
--- Strong client management skills required with proven experience delivering successful
--- Proven track record as a leader with the ability to provide a mix of references from past
supervisors and clients
--- Excellent verbal communication skills in both small and large groups. Must be able to
give presentations in public forums.
--- Effective written communication skills.
--- Demonstrated skill in effectively supervising design consultants and contractors.
--- Ground-up construction experience required
--- Experience with design and construction involving re-use of existing structures preferred.
--- Expertise in construction projects involving environmental contamination preferred.
--- Experience in successfully navigating multiple-agency permit approval processes.
--- Highly efficient and detail-oriented with excellent documentation and organizational
--- Proficient in scheduling software such as Microsoft Project or SmartSheets
--- Understanding of all general building components including site elements, foundations,
building core & shell, MEP, and T.I.s
--- Deep understanding of project budgets, cash flow management, risk management, cost
management, project controls, able to determine forecasts in required costs, maintaining
project invoicing and billings and able to generate high-level (ROM) estimates on design
and construction scopes of work.
--- Understanding and experience with contract administration
--- Works with a sense of urgency and high degree of self-responsibility
